第二条 租赁期限

租期为个月，从年日起至年月日。

承租方有下列情形之一的，出租方可终止合同，收回场地：

1、承租方擅自将场地转租、转借的;

2、承租方利用承租场地进行非法活动的;

3、承租方拖欠租金累计三个月的;

合同期满，承租方拒不搬迁的，应向租方赔偿由此带来的损失。

合同期满，如出租方继续出租场地，承租方享有优先权。

1、出租方不履行场地维修责任的;

2、出租方无理要求或干扰、妨碍承租方正常经营活动的。

第三条 租金及付款方式

租金为人民币元，按年(或月)一次(或分次)付清。

第四条 租赁期间场地修缮

修缮场地是出租方的义务。出租方应对期出租的场地及其设备，每隔个月(或年)认真检查、修缮一次，以保障承租方场地的和正常使用。

第五条 出租方与承租方的变更

1、如果出租一方将场地所有权转移给第三方时，租赁合同新的场地所有权人继续有效。

2、出租方出卖场地，需在三个月前通知承租方，在同等条件下，承租方有优先购买权。

3、随访需要与第三从互换场地时，应事先征得出租方同意。

第六条 违约责任

1、出租方未按时交付场地的，应向承租方支付违约金

2、出租方因未按时(或未按要求)修缮出租场地，给承租方造成人员人身伤害或财产损失的，应负责赔偿损失;

3、承租方逾期交付租金的，除应及时如数补交外，还应支付违约金元;

4、承租方违反合同，擅自将承租场地转给他人使用的，应向出租方支付违约金元，如因此造成场地毁坏的，还应负赔偿责任。

第七条 免责条件

1、因不可抗力的原因是导致场地毁损或造成承租方损失的，双方互不承担责任。

2、租赁期间发生场地动迁事议，本合同自行终止，租赁双方不承担经济责任。

第八条 争议的解决方式

本合同在履行中如发生争议，双方应协商解决;协商不成时;向人民法院起诉。

第九条 本合同未尽事宜，可由双方共同协商，作出补充规定，补充规定与本合同具有同等效力。
